In 2004, Wokingham Borough Council recognised the potential of a coordinated approach to development in Shinfield, Spencers Wood, and Three Mile Cross to help it meet the need for new homes in the borough.
South of the M4 Strategic Development Location was one of four areas that were identified to deliver new homes in Wokingham by the end of 2026.
There is a real and pressing need for new homes in Wokingham, to ensure that the town can continue to support local residents and help people onto the housing ladder. Help to Buy has been offered extensively across the developments, alongside the provision of new affordable homes – managed by a housing association – for rent and shared ownership schemes. These proposals alone have already helped hundreds of people find a home.
Housing is being built around the three villages of Shinfield, Spencers Wood and Three Mile Cross. Shinfield Meadows (formerly Shinfield West) has sought to deliver a range of 1,350 new homes.
Homes include 150 homes for older residents, sheltered housing and a new primary school. The work is predominantly being delivered by Bovis Homes, Linden Homes and Bloor Homes.
Littlebrook off Cutbush Lane saw an additional 126 homes ranging up from one and two bedroom apartments to five bedroom houses developed by Bellway.
A further 126 high-quality homes delivered as Heritage Park, by Charles Church including a mix of apartments, semi-detached and detached residences have been built on the former research site operated by the National Institute for Research in Dairying (NIRD).
900 new homes have now been delivered and occupied at Spencers Wood and Three Mile Cross, built by Barratt David Wilson and Taylor Wimpey.
