Summary module description:

The study of the condition and refurbishment of existing buildings.


Aims:
To provide a student with the opportunity to inspect and report on the condition of a building. To enable a student to report upon the current condition and anticipated material lifecycles to provide a cost plan which will meet a client£s needs with respect to the acquisition of the building inspected.

Assessable learning outcomes:

By the end of the module, it is expected that the student will be able to:




  • Evaluate a client’s brief.

  • Undertake a detailed site inspection and collect data for an existing building.

  • Appraise critically the condition of a building.

  • Advise in the RED Flag (critical issues) which may affect acquisition of the building.

  • Provide an Executive Summary detailing the initial findings of the buildinginspection and review of technical documents.

  • Provide a detailed 10 year cost plan to maintain the building in a ‘like for like’ condition and undertake and access audit on the property to ascertain compliance with the relevant legal prescriptions.


Additional outcomes:
Students will be able to create one project portfolio which will demonstrate their ability to assimilate large amounts of information into a coherent form. Their IT skills will be developed by relevant web resources and databases as well as the preparation of schedules of condition / defects & costs. Students will undertake a building surveys and gain practical experience in the use of surveying equipment.

Outline content:
The module is based on the need to meet a client£s brief in the acquisition of existing buildings. The module starts with an examination of a client£s brief followed by a series of site visits to a building owned by the client. During these inspections students are required to undertake a physical survey of the buildings including measuring and condition assessment.

Penalties for late submission:

The Support Centres will apply the following penalties for work submitted late:

  • where the piece of work is submitted after the original deadline (or any formally agreed extension to the deadline): 10% of the total marks available for that piece of work will be deducted from the mark for each working day (or part thereof) following the deadline up to a total of five working days;
  • where the piece of work is submitted more than five working days after the original deadline (or any formally agreed extension to the deadline): a mark of zero will be recorded.

Assessment requirements for a pass:
An overall mark of 40%

Reassessment arrangements:
Re-submission of project, a pass mark of 40% is required.
